David H. Goldberg is an associate in the Real Estate Group at A.Y. Strauss, where he focuses on complex commercial real estate transactions, with a particular concentration on multifamily assets. With over a decade of legal experience and decades of prior business leadership, he brings a sophisticated, client-centered approach to structuring and closing high-value deals across the country.

David represents owners, investors, and borrowers in the acquisition, sale, and refinancing of multifamily and industrial properties. His recent work includes facilitating nearly $700 million in loan transactions across a range of asset types and deal structures. Known for his practical mindset and ability to simplify complexity, David regularly advises clients on intricate ownership and financing structures, including tenancies-in-common and preferred equity arrangements. His experience spans representing borrowers across a broad range of lender types, including agency, mezzanine, CMBS, and traditional financing, allowing him to anticipate challenges and negotiate favorable terms.

Prior to joining A.Y. Strauss, David practiced at a boutique New Jersey real estate firm for over a decade. Before entering private practice, he spent over 25 years as president of a multimillion-dollar recycling and manufacturing company, where he led a team of more than 50 employees and managed all operational, financial, and administrative aspects of the business. This firsthand executive experience informs his understanding of clients’ priorities and helps him build lasting, trusted relationships.
